The operator works across multiple channels simultaneously: direct sales through corporate contracts with companies in the Rhine-Neckar economic region, occupancy management via booking.com and Airbnb for Work, and its own network at the University of Mannheim for visiting lecturers and research stays. The high occupancy rate is the result of professional outreach, not luck.

What the operator specifically takes care of.

Property Management

The operator handles all administrative tasks—utility billing, maintenance management, insurance claims processing, and communication with government agencies. You get the results, not the work.

Occupancy Management

Listings on booking.com, Airbnb for Work, and through direct corporate contracts. Pricing, availability management, and sales all under one roof. The operator understands the market and actively manages occupancy rates.

Check-in and check-out

Fully digital. No keys, no in-person check-in. Self-check-in via app, automatic door opening, and a welcome message from the host. The guest is satisfied before you even know they’ve arrived.

Housekeeping

After every stay. For long-term stays, we can also provide this service in between stays upon request. Quality assurance through regular audits and review management across all platforms.

Billing and Reporting

Monthly income statements, annual tax documents, and complete transparency regarding all income and expenses. Prepared for your tax advisor—no need for you to compile anything.

The apartment finder shows all apartments as they are today: with the current price, current status and the floor plan for download. No PDF that might be out of date, no phone call to ask about the status. The data comes from the CRM in real time and updates automatically. Anyone who finds a unit that suits them can reserve immediately - can be canceled free of charge until the notary appointment.
